The HSBC head office will be constructed on a prime site at Emaar Square, Downtown Dubai, and will be fully occupied by HSBC. The location is the last commercial site still available in the Downtown area, making it extremely valuable and most likely the last opportunity to deliver an office development project of this scale in one of Dubai’s most sought after districts.
The deal involves the delivery of a high-end office building on a grade A built-to-suit basis, including all furniture, fixtures, equipment and IT infrastructure. This is only the second fully fitted deal to be delivered in all of Dubai. Moreover, when completed, the HSBC building will be the highest built-to-suit building in Dubai, if not the region.
The site, when developed, will provide up to 312,000 sq. ft. of net leasable office area and 8,000 sq. ft. of retail in a building comprising of 2 basements, ground floor, 4 podium levels and 16 office floors. In other figures, this will accommodate up to 4,000 desks and 780 car parking spaces.
GRDI is the first third party developer to build a site in the Downtown Dubai area. Moreover, the building represents the first instance of a global bank in the Middle East working with a developer to deliver a fully fitted building on a pre-let basis for a single rental figure.
